Project Manager

Location: Monroe, GA (ability to travel within the state of Georgia as needed)

Salary: $100,000-$125,000 annually

Position Summary:

The Project Manager is the primary company representative responsible for overseeing the overall direction, completion, and financial outcomes of construction projects. This individual will manage all project activities, including contract administration, change orders, submittals, procurement, financial projections, and scheduling. The Project Manager will ensure projects are completed on time, profitable, and exceed client expectations. Additionally, this role requires strong relationship-building skills to support business development efforts, strengthening existing client relationships and identifying new project opportunities.

In this hands-on position, the Project Manager will collaborate closely with the project team, subcontractors, clients, and other stakeholders, ensuring smooth communication and project success.

Key Responsibilities:

· Project Planning & Execution: Oversee the execution of projects from planning through to successful completion. Coordinate and manage scheduling, budgeting, procurement, and change orders to ensure the project stays on track.

· Budget & Financial Oversight: Develop and manage project budgets, including cost estimating, forecasting, and expense tracking. Ensure financial accuracy, identify budget variances, and report financials regularly.

· Contract & Scope Management: Review and understand all contract details, including bonds, fees, schedules, and reporting. Ensure contracts are adhered to, subcontracts are reviewed, and change orders are accurately handled.

· Subcontractor & Supplier Management: Collaborate with the project team to develop a competitive subcontractor base and manage the bidding process. Ensure subcontracts and Purchase Orders (POs) are accurate, and liaise with subcontractors and suppliers throughout the project.

· Scheduling & Coordination: Develop, manage, and monitor the project schedule to ensure deadlines are met. Coordinate efforts among subcontractors, suppliers, and stakeholders to keep all parties informed and on schedule.

· Project Documentation: Maintain and organize all project documentation, including contracts, schedules, change orders, and reports. Ensure project documentation is accurate and readily accessible.

· Quality Assurance & Safety: Oversee the implementation of safety programs and ensure all construction activities adhere to the company's safety protocols. Conduct site visits and inspections to monitor progress and resolve issues.

· Client & Stakeholder Relationships: Build and maintain strong relationships with owners, subcontractors, consultants, and other key stakeholders. Communicate project status, timelines, and issues regularly with clients to ensure expectations are met.

· Business Development: Actively participate in the development of new business by identifying new project opportunities and strengthening relationships with clients to secure future work.

· Team Management & Development: Manage and mentor project teams, including providing input for performance evaluations, fostering a collaborative work environment, and ensuring the development of team members.

· Risk Management: Understand and mitigate project risks. Communicate risk management strategies with the project team to ensure smooth project execution.

Required Competencies:

· Construction Expertise: Solid understanding of construction processes, systems, and cost control, including managing change orders, project billing, and monthly status reports.

· Multi-tasking Ability: Strong organizational skills and the ability to manage multiple projects and competing priorities simultaneously while maintaining attention to detail.

· Business Acumen: Proven ability to meet profitability objectives, make sound business judgments, and manage project close-outs successfully.

· Communication Skills: Excellent verbal and written communication skills, with the ability to collaborate effectively with various stakeholders.

· Problem-Solving: Ability to identify challenges and propose proactive solutions to keep the project on track.

· Technical Proficiency: Proficient in Microsoft Office Suite and construction management software including Procore.

· Leadership: Strong leadership skills, with the ability to manage, motivate, and develop a team of professionals.

Experience & Education:

· Required: Any combination of education and experience that demonstrates the knowledge and ability to perform the job effectively.

· Preferred: BS or MS degree in Engineering, Construction Management, or a related field.

· Experience: At least 5+ years of experience in commercial construction in a project management role or equivalent.

· Additional Qualifications: Estimating experience and proficiency with construction management software is a plus.
